  • INFORMATION ON THE SANDERSON HOME MARKET

Houses for sale in Sanderson are still inexpensive compared to urban prices; however, most were constructed prior to 1960 and many are pre-war. There are few typical newer 3/2 homes. A few custom homes and rental housing are under construction. There is a need for spec homes under 1500 sf and under $100,000, but none are under construction at this time. Prices increased considerably over the past 24 months (as predicted by this web site and the tax assesson) based on completion of the sewer system and expansion of the Border Patrol. However, prices appear to have reached a plateau consistent with needs of potential buyers.

Low population, West Texas lifestyle, low crime rate and low cost of living make Sanderson and Terrell County a fine place to call home. The nearest traffic light is 65 miles away. The new sewer system is complete and most homes and businesses have been connected. FHA, VA and conventional home financing is now available. Old adobe homes tend to be valued and sell at slightly higher prices.

    FOR SALE BY OWNER

In rural areas, properties are often bought and sold by individuals without the use of professional services. Among the potential problems are clear title and legal access. If you are not knowledgable about buying or selling real estate, it is a good idea to require title insurance, and or obtain the professional services of a licensed real estate broker or attorney. Sanderson Real Estate is a full-service real estate brokerage which can act as buyer's or seller's representative for housing, land, commercial or investment property.
